Joe Astrauckas is a real estate investment and development executive with more than 25 years of experience spanning private equity, land development, acquisitions, asset management, capital markets, and strategic investment platforms. Specializing in distressed and opportunistic real estate investments, Joe has partnered throughout his career with institutional investors, hedge funds, family offices, developers, and operating companies to acquire, reposition, develop, and monetize complex real estate and alternative investment portfolios across multiple asset classes throughout the United States, with experience overseeing substantial real estate portfolios and investment platforms across multiple asset classes.

Joe earned a Bachelor of Business Administration from University of Georgia’s Terry College of Business with a double major in Real Estate and Finance and later received his MBA from Emory University’s Goizueta Business School.

He began his career in real estate capital markets at REIT Funding LLC, where he participated in more than 80 REIT formations and real estate capital markets transactions for privately held investment platforms. He subsequently joined Turnstone Group LLC as Vice President and Director of Asset Management, where he helped oversee the monetization strategy for a real estate portfolio exceeding $700 million in value, consisting of raw land, developed residential lots, single-family rental homes, and commercial assets nationwide.

Joe later served as Vice President at Colony American Finance, a subsidiary of Colony Capital, one of the world’s leading real estate private equity firms. He subsequently joined Ornstein-Schuler Companies, where he directed portfolio management, acquisitions, and asset strategy across a diversified portfolio that included land, multifamily, office, residential, and mixed-use investments.

Currently, Joe serves as Managing Director of Fortem Holdings LLC and Chief Investment Officer of SouthVale. In these roles, he oversees investment strategy, acquisitions, entitlement and development initiatives, capital allocation, and strategic partnerships focused on high-growth markets throughout the Southeastern United States. His primary focus centers on residential land development, entitlement execution, lot delivery, and opportunistic investments across both traditional and alternative asset classes.

Under his leadership, the organizations maintain active investments and operating platforms across residential development, homebuilding, healthcare, insurance, construction services, car washes, tax credit investments, and other opportunistic sectors, including affiliated residential homebuilding operations through David Patterson Homes. Joe is particularly recognized for his experience navigating complex land transactions, entitlement strategy, and value creation through disciplined execution, operational oversight, and long-term relationship management.

In addition to his professional endeavors, Joe serves on the Alumni Board of University of Georgia’s Terry College of Business and supports various philanthropic and community-focused initiatives, including involvement with the C3 Foundation. Joe is also active in community and youth athletics initiatives and previously served as President of Murphey Candler Baseball, where he coaches youth baseball. He also serves on the board of Atlanta Colts Youth Association, supporting youth football and community athletics programs.

Joe resides in Atlanta with his wife and three children. Outside of work, he enjoys gourmet cooking, golf, music, and saltwater fishing.
